Ooh, garage sailing is fun! You never know what you're going to find and I've found some real treasures, as well as stuff that's highly useful (including various tools and such).

Best of luck with the home owner's insurance, and don't forget flood insurance as well. Just because you're not in a flood plain doesn't mean you won't ever get water damage (think about broken water mains, etc), and most homeowner's policies don't cover things like that. If you're lucky, you'll find a good policy that will also give you a cut rate on your car insurance as well!
